We discuss below the UK counties with fastest rising house prices in August 2009, as measured by the latest house price index data released by the UK Land Registry.
The top three counties/unitary authorities that posted the highest monthly house price gains in August 2009 were Ceredigion, Blackpool and Swansea, where average home prices increased by 3%, 2.7% and 2.7%, respectively.
Merthyr Tydfil and Gwynedd complete the list of top five counties with fastest rising house prices in August 2009, as they posted gains of 2.5% and 2.2%, respectively.
It should be noted though that from these top five counties/unitary authorities only two had also registered monthly house price gains in July 2009. These two counties are Swansea and Gwynedd where average house prices posted gains of 0.6% in both areas.
In the two top counties, Ceredigion and Blackpool, average house prices remained stable in July 2009, while in Merthyr Tydfil house prices posted the largest monthly drop in the country of -7.4%.
Average house prices in Greater London area posted a monthly gain of 0.8% in August 2009 following a 1.6% increase in the previous month.
In the context of identifying locations with fastest rising house prices we believe that counties/unitary authorities that have posted monthly house price gains of 1% or more in both August and July 2009 are perhaps more interesting than those that registered the fastest rising house prices in August. These are Luton, Wokingham, City of Bristol, Thurrock, Cambridgeshire and Portsmouth.

The four worst performing UK counties in August 2009 in terms of house price trends were Hartlepool, Torfaen, Middlesbrough and City of Kingston Upon Hull where average house prices posted monthly decreases of -5.1%, -3%, -2.8% and -2.3%.
