Office cap rates in July 2009 varied by 130 basis points across US regions, according to data issued by Real Capital Analytics (RCA).
The highest office cap rates, averaging above 8%, were registered in the Southwest and Mid-Atlantic. In particular, office cap rates averaged 8.4% in the Southwest and 8.1% in the Mid-Atlantic.
The West was the region with the lowest office cap rates averaging 7.3% in July 2009 . The second lowest office capitalization rates were registered in the Southeast, where they averaged 7.4%.
In terms of office property pricing, RCA reported the highest average prices of $319 and $219 per square foot in the Northeast and the West, respectively, as of July 2009.
The lowest office property prices are reported for the Southeast and the Southwest where they averaged $102 and $101, respectively.
Office property prices in the Mid-Atlantic and Midwest averaged $184 and $145 per square foot, respectively, in July 2009, according to the RCA data.
